My goal is to sell your home in the quickest time period possible and at the maximum price possible. To fulfill this commitment, I agree to perform the following services:
1) Provide a thoroughly researched marketing plan for your property to include, as appropriate, recommended promotion and other activities. Additionally, provide a 'schedule of events' outlining those marketing steps which have been mutually agreed upon. 2) Furnish a written Comparative Marketing Analysis to help us to determine the most effective listing price for your property to achieve your goals within your desired time frame, and provide an estimate of your net proceeds based on your desired marketing price. This analysis will be update on a regular basis to reflect changing market conditions. 3) Review various financing alternatives which may be available to prospective buyers of your home and assist you in determining which of those best enhance the sale-ability of your property. 4) Assist you in effectively Staging' your home for maximum positive presentation to prospective buyers, including making recommendations for repairs or updates as appropriate. 5) Review the area's marketing conditions and procedures and make recommendations designed to enhance the marketability of your property. 6) Have the internationally recognized RE/MAX yard sign installed on your property, as well as my proven successful '24 hr. Home Information Hotline' rider sign with a specific extension assigned to your home. 7) Ensure that your property is exposed to incoming transferees referred to my office through various referral channels. 8) Provide regular progress reports throughout the marketing period and discuss with you the feedback received from other agents who have showed your property. 9) Show your property to qualified buyers. 10) Diligently market your property through various means including email to other active REALTORS in the area. 11) Post your home photo and pertinent information on high traffic websites. 12) Provide you with the opportunity to be contacted by another top-producing RE/MAX agent at your destination city to assist you with your search for a new property. 13) Submit to you all written offers as presented; assist you with negotiations; and provide an estimate of your net sales proceeds prior to acceptance. 14) Upon acceptance of an offer by you, monitor all of the pre-closing activities throughout the process to ensure a smooth and trouble-free sale. 15) Provide real estate advice and consultation in other aspects relating to the successful sale of your home. If at any time you are dissatisfied with my performance, simply notify me which area needs attention and I agree to rectify any challenges within 10 days. If I fail to do so I agree to terminate our listing agreement immediately and you pay nothing!
